HOA DUes

​CURRENT DUES AMOUNTS AND HOW TO PAY

EFFECTIVE JANUARY 1, 2024

Designation of HOA lots and HOA pads is listed in the Community CC&Rs (sections 1.10 and 1.11) which can be found HERE.

HOw to pay

The La Estancia HOA does not currently accept credit or debit card payments.  This is a conscientious decision made by the board for the purpose of saving the community the cost of credit card processing fees.  Current options for paying HOA dues include:

1. Bank Bill Pay (recommended) -
Use your bank's online banking/bill pay function to set up recurring payments.  Here are links to the most commonly used banking institutions from our members: SBSU, Zions, MACU, Wells Fargo, Chase, US Bank, Bank of America, Citibank.  Please add La Estancia HOA as the payee and add your lot number as the "account number" if prompted.  The address for the HOA is:

When using the autopay option please make sure to adjust the recurring bill pay amount when dues amounts change.


2. Mail a Check-
Make checks payable to La Estancia HOA and mail to:

3. Drop Off -
Drop off your check at the Precise Tax & Accounting office located at 202 E 100 N in Kanab.  There is a drop slot for after-hours payments.

You are welcome to pay in advance, but we recommend paying no more than 12 months at a time (January through December), as any changes to the dues amounts typically take effect January 1.

Payment terms & conditions

Monthly invoices/statements for dues are NOT sent out.  Invoices and account statements are sent out once a year in December.  If you need an account statement for any reason please contact the CMT.

Per Section 4.9 of the Amended & Restated CC&Rs, the following payment policies apply:
  • Due Date: Monthly assessments are due on the 1st day of each month.
  • Late Payments: Payments not received within 30 days of the due date are considered delinquent and will:
    • Accrue interest at 18% annually (starting from the original due date).
    • Incur a $100 late fee for each missed installment.
  • Accounts 60+ Days Past Due: If your account is more than 60 days overdue:
    • Your access to Common Areas and Limited Common Areas may be suspended.
    • A lien may be filed against your property.
    • All legal and lien filing fees will be added to your account.

what do hoa dues cover?

Your monthly HOA dues help maintain and enhance the shared spaces and amenities throughout the La Estancia community. These funds are used to cover:
  • Repairs and maintenance of:
    • Streets, curbs, and sidewalks
    • Clubhouse and pools
    • Dog park and waterwheel
    • Lone Ranger Park
    • All other common areas
  • Landscaping and sprinkler system maintenance for:
    • All front yards (excluding estate lots)
    • All common areas
  • Property insurance for common areas
  • Utilities for common areas
  • Management fees and administrative services

Reserve Fund
A portion of your dues is set aside in the Reserve Fund, which is used for long-term, large-scale repairs and improvements. These may include:
  • Pool resurfacing
  • Street crack sealing and resealing
  • Major landscaping replacements
  • Other significant capital expenses

What HOA Dues Do Not Cover

Homeowners are responsible for the following, as they are not included in HOA dues:
  • Homeowner's insurance
  • Backyard maintenance and sprinkler systems
  • Exterior maintenance or repairs of your home
  • Maintenance or repair of your private driveway
